If you have signs that you need mold removal as mentioned above, then you need to hire a TDLR licensed Mold Assessment Consultant to do the testing. Their credential will be MAC followed by 4 numbers. For example, EnviroTek's MAC is Robert Garza MAC2110 Expires: 01/23/27. For mold remediation, hire a TDLR licensed Mold Remediation Contractor or MRC. This credential is the MRC followed by four numbers. EnviroTek's MRC is Robert Garza MRC2091 Expires: 02/06/27. Some companies will claim to do mold remediation but lack the credentials. Beware of these contractors.  Some home inspectors will say they test for mold but lack the credentials to provide a valid protocol causing the client to pay for an MAC to re-test. Non-licensed contractors can exacerbate the problem by not following industry standards.  Contractors with TDLR credentials are obligated to follow the industry standards and will do the job correctly. Check their credentials. Taking the time to research can help you find a reliable mold removal service.


The Step-By-Step Process for mold remediation

The source of the excess moisture should be repaired prior to performing the mold remediation.


  1. Call a TDLR licensed MAC to do the testing.  This is called the initial assessment and confirm that it will include a protocol. The MAC should check the majority of the home looking for building materials with excessive moisture levels. A typical inspection should involve taking 3 to 5 samples and should take about 30 to 45 minutes. Expect to pay between $350 to $750 for your testing. Most MACs will not release the report until the testing fees are paid so best to be prepared to make payment when they visit to do the testing.


  2. The MAC will email you the initial assessment report with the protocol. The report will point out which rooms have excessive mold spore counts and the protocol will describe the remediation that needs to be performed.


  3. Call a TDLR licensed MRC to perform the remediation.  Set appointments with two or three Mold Remediation Contractors to provide you with estimates for the job. Provide them with the initial assessment and protocol. The MRCs should visit your site to do a walk through to provide an accurate estimate. Once you get estimates, proceed to schedule the remediation and make plans to either stay in the home or find alternate temporary housing.


    *** It is important to note that the MAC should be from a different company than that of the MRC. In other words, the MAC doing the testing and the MRC doing the remediation should not work for the same company. This is considered a conflict of interest for possibly "creating your own work."


  4. Hire the MRC to do the remediation.  This phase should take 3 to 7 days for most residential jobs. Expect the company to clean and move contents out of the work area. They will put up plastic sheeting to contain the work area. Then the remediation begins with the removal of the effected building materials. They may find more mold hidden behind walls. Once all visible mold is removed two feet in all directions, the clean up begins. Once clean up is finished, the air filtration machines will scrub the air for 24-48 hours and the MRC will schedule the final verification clearance testing.


  5. Final Clearance Verification Testing. The MAC will confirm everything in the protocol was performed properly and that no visible mold is present. The MAC will take samples in the work area to confirm the mold spore counts are low.


  6. Passing Clearance Results. Once the clearance testing passes, the MRC will dismantle the containment and remove the equipment and the project is ready for the build back.


  7. Issuing the Certificate of Mold Damage Remediation (CMDR).   The MAC will deliver the CMDR to the client. The certificate requires the both the TDLR licensed MAC and the TDLR licensed MRC to sign the document so make sure they both signed.
